A buyer’s inspector checks the roof, the panel, the water heater and the foundation. Cleaning will not change what they find. But it helps them get to things more easily. This post shows which parts of cleanup before an inspection really matter.
What an Inspector Looks At
Inspections are about function and safety: roof, foundation, HVAC, electrical, plumbing, water heater, windows and structure. Tidiness does not affect the score. But clutter in front of a panel or a dusty vent can slow the inspection. It can also change what people think about the rest of your house.
Access Is the Main Issue
- Electrical panel: keep storage and furniture away from it.
- HVAC vents and filters: visible dust here is easy for an inspector to notice.
- Under sinks: clear enough that they can look for leaks without moving your belongings.
- Attic and basement access: a clear path to the hatch or stairs.
- Water heater and utility area: reachable without climbing over boxes.
Clearing these is the owner’s job. A cleaning team will not reorganize storage.
What Cleaning Does Not Change
If the roof leaks or a system is getting old, cleaning will not change the report. It just means dirt is not hiding the real problems.
A Reasonable Order
Clear the mechanical areas first. Then book a deep clean for the kitchen and bathrooms. This often happens around the same time as the inspection so the home looks good. Deep cleaning also cleans the inside of the oven, fridge and microwave. It starts at $210+ for a studio.
Timing
A visit a day or two before the inspection is usually better than one weeks earlier. If showings or a final walkthrough fall close together, one well-timed visit may cover both.
Vacant Homes
An empty house still gets dust on windowsills and vents. It looks dustier because nobody is living in it. If the sellers already moved out, plan for that.
Ask Your Agent
Your agent may know what inspectors look for in homes like yours. This could include an older water heater or a sump pump in the basement. Use that info to decide where to clean first.
