Move-Out Cleaning Responsibility Starts With the Lease
The lease says who cleans what when you move out. Most Virginia leases say what condition the unit should be in. “Broom clean” is a common wording. Some leases ask for professional cleaning. Read that part before move-out day so a deposit argument doesn’t surprise you.
What’s Typically the Tenant’s Responsibility
In most Virginia leases, the tenant must return the unit in the same condition as move-in. Normal wear and tear is okay. That usually includes:
- Removing all personal belongings and trash
- Cleaning appliances (oven, refrigerator, dishwasher) inside and out
- Cleaning bathrooms carefully, including fixtures
- Vacuuming and/or mopping all flooring
- Wiping down cabinets, counters, and surfaces
- Patching small nail holes (check your specific lease on this one)
What’s Generally the Landlord’s Responsibility
Landlords usually must fix problems that go beyond routine cleaning. These are things like normal upkeep. For example:
- Carpet replacement due to age or normal wear (not damage caused by the tenant)
- Repainting between tenants as part of routine between-guest cleaning, in many cases
- Repairing pre-existing maintenance issues unrelated to tenant cleanliness
- Professional cleaning costs that exceed what’s reasonable to deduct for “normal wear and tear,” which Virginia law protects tenants from being charged for
Normal Wear and Tear vs. Damage
This is where most move-out fights happen. Virginia law says wear and tear is free. Real damage costs money. Old carpet from walking is wear and tear. A stained carpet from a spill is damage. Faded paint from sun is wear and tear. Crayon on a wall is damage. You need to know the difference if you argue about charges.
Why a Professional Move-Out Clean Protects Both Sides
Tenants should keep a dated photo or record of the clean unit. It helps in deposit fights. For landlords, the same move-out cleaning plan every time helps rent it out faster. It gives proof if someone argues about old tenants’ money.
Documenting the Move-Out
Photos help either way. Tenants should take photos of every room right after cleaning. Date them so you have proof of how clean it was. Landlords should do this every time someone new moves in. Photos show if a problem came from an old tenant or a new one.
Timing Matters
Schedule cleaning after you move out all your stuff but before the landlord’s walk. Leave time in case you need to fix things. Don’t wait until the last day. You won’t have time to fix problems the landlord finds.
