Most cleaning quotes are built around typical home sizes, and most of the time that works fine. But every so often we get a request for a 900-square-foot condo with an unusually complicated layout, or a 6,500-square-foot house with five bedrooms and a finished basement. Homes at either end of the size spectrum do not always scope the same way a “typical” home does, and it helps to understand how we actually work through that.
Square Footage Is a Starting Point, Not the Whole Answer
Square footage gives us a rough sense of scale, but it does not tell the whole story about how long a home will actually take to clean. A small home stuffed with dense furniture, lots of decorative items, and multiple small rooms can take longer per square foot than a large, open, lightly furnished home. On the flip side, a very large home with big open living spaces and minimal clutter can sometimes clean faster per square foot than you would expect. That is why square footage alone is only ever a starting point for a quote, not the final word. Unusually Large Homes
For larger homes, the biggest scoping question is usually not “how big is it” but “how many distinct spaces does it have.” A 5,000-square-foot home with a primary suite, four additional bedrooms, a finished basement, a home office, and multiple full bathrooms has a very different workload than a 5,000-square-foot home that is mostly open-concept living space. We ask about room count, bathroom count, and finished versus unfinished square footage specifically, because those numbers tell us more than the total footprint does. Large homes are also more likely to need more than one cleaner on a visit simply to keep the time reasonable, and that gets factored into scheduling and the quote.
Unusually Small Homes
On the small end, our standard cleaning minimum is $150, our deep cleaning minimum is $250, and our move-in or move-out minimum is $300, regardless of how small the home is. That is because a cleaning visit involves a baseline amount of setup, travel, and thoroughness no matter the square footage, and a very small home rarely reduces those costs proportionally. What does change for a smaller home is often the mix of tasks: a compact condo may have fewer rooms to move through but denser detail work per room, especially in the kitchen and bathroom, which can offset some of the time saved from the smaller footprint.
How We Actually Build the Quote
For any home that falls outside the typical range, we start with the same basic questions we ask everyone: bedroom count, bathroom count, approximate square footage, and whether it is a standard, deep, move-in, move-out, or recurring visit. For homes on the larger or smaller end, we usually follow up with a couple of extra questions, like how much of the space is finished living area versus storage, how many levels the home has, and whether there are any rooms with unusual density of furniture or belongings. The goal is always to give you a quote that reflects the actual work, not a generic number pulled from an average-sized home.

Getting the initial scope right matters even more for recurring clients, since a mis-scoped visit either runs short and leaves things undone, or runs long and throws off your cleaner’s schedule for the rest of the day.
